The paper studies the past, present, and projected patterns of high-end residential and commercial space in Makati, focusing on the demand and supply of land for urban development and analyzes these trends based on alternative economic growth scenarios for the regional economy of the National Capital Region (NCR) as well as the Philippine economy. The paper provides a quantitative framework in the analysis of urban land market that could help planners draw up a spatial strategy specifically a land use plan.
