The paper studies the Cebu Port Center (CPC) Land-Use Building and Architecture Restrictions in the context of and in relation to the 1979 Cebu City Zoning Ordinance. The first section is an overview of the entire project, the allowable representative establishments per land use, the Use-Building and Architecture Restrictions and other details related to land use in the project area. The second part contains the critique which relates the Cebu Port Center Restrictions with the Cebu City Zoning Ordinance. An evaluation of the conformance of some existing structures with the Cebu Port Center restrictions and to applicable provisions is made. The problems and constraints in enforcing these restrictions are also discussed.
